What home renovation actually involves
Renovating an older Mumbai flat is a different proposition from fitting out a new one. The concealed plumbing is likely GI and may be at the end of its life. The wiring is often aluminium, sized for a load nobody imagined in 1985. The brickwork behind the tiles may have been cut into by three previous owners.
None of this shows on a floor plan, and none of it appears in a quotation prepared from one. It appears on day four, when the tiles come off. The way to handle it is not to hope — it is to open up the critical areas during the survey, price the known work properly, and agree in advance how the unknowns get decided.
Our approach
Our survey includes opening up at least one wet-area wall and one electrical point so we are quoting against what is actually there. We check the incoming water line material, the distribution board capacity, and the drain stack condition. Society rules — working hours, lift usage, debris removal, permitted days — are confirmed in writing before we price. The quotation separates known scope from a named provisional allowance, and anything discovered is priced and approved by you in writing before it proceeds.

Sometimes the services work is the whole job
We have surveyed flats where the honest recommendation was to spend the entire budget on replacing the plumbing and the wiring, and leave the finishes alone for two years. New marble over a failing GI line is money you will dig up again. If that is what your flat needs, we will say it even though it is the less interesting job.

How much does renovating a flat in Mumbai cost?
The finishes are the predictable part. The variable is the services — plumbing, wiring and waterproofing — and in a flat over 25 years old that can be a third of the total. We open up during the survey precisely so the number we give you is based on what is there. We also advise holding 25 to 30% contingency on older buildings, and we would rather say that upfront than discover it with you later.
Do I need to move out?
For a full renovation, yes — typically 60 to 90 days for a 2BHK. Phasing it room by room so you can stay is possible and we do it, but it adds roughly 30 to 40% to the timeline because trades cannot run in parallel and the flat has to be made safe each evening.
Who handles the society permission?
We confirm the rules in writing and prepare the application, including the contractor details and insurance the society will ask for. The application and the deposit stay in the flat owner's name, which is what societies require.
What happens if you find something unexpected?
It is priced and sent to you in writing before any work on it proceeds. Nothing gets done and invoiced afterwards. The quotation names provisional sums for the things we think are likely, so most discoveries are already allowed for rather than being a surprise.
Can you renovate just the bathrooms or just the kitchen?
Yes, and it is often the sensible place to start. Those are the two rooms where concealed services fail and where the cost of doing it twice is highest. A single bathroom typically runs 18 to 25 days including waterproofing and the flood test.
