What is involved

What false ceiling actually involves

A false ceiling looks like a finishing item, so it gets bought like one — on rate per square foot, from whoever quotes lowest. Then it cracks along a joint in the second monsoon, the paint lifts, and the repair costs more than the difference you saved.

The board is rarely the problem. Cracking comes from framing: GI channels spaced too far apart, perimeter channels fixed into plaster instead of slab, no expansion allowance where the ceiling meets a masonry wall. Those decisions are invisible once the board goes up, which is exactly why they get skipped.

Our approach

We frame at 2 ft centres in both directions using 0.5 mm GI sections, fix perimeter channels into the structural slab with nylon sleeves rather than into plaster, and leave a 6 mm expansion gap at every masonry junction before taping. Boards are 12.5 mm gypsum, staggered so no four corners meet at a point. Joints are taped with fibreglass mesh and finished in three coats of jointing compound, sanded between coats. Electrical and AC first fix is completed and tested before a single board is closed.

Common problems we are called for

  • Hairline cracks appearing along board joints within 12 to 24 months
  • Sagging between supports, usually where channels were spaced at 3 ft or more
  • Water staining after an AC drain or a slab leak above — and no access panel to reach it
  • Downlights cut in after the ceiling was finished, leaving ragged openings
  • Cove lighting that throws visible scallops because the cove depth is wrong for the LED pitch

How we run a false ceiling project

Free site visit

We measure every room, check slab level and note existing beam drops. Usually within 48 hours.

Design and lighting plan

Ceiling layout drawn with the lighting positions marked, so the electrician and carpenter work to one drawing.

Itemised quotation

Area in sq ft, board grade, channel gauge, light count and finish — each priced separately.

Electrical and AC first fix

All concealed runs completed, pressure tested and photographed before framing closes.

GI framing and boarding

You may not need a full ceiling at all

If your slab is level and you only want the lighting effect, a peripheral cove along two walls costs around a third of a full ceiling and leaves the room height intact. In a 9 ft 6 in flat — which most Mumbai 1990s construction is — dropping a full ceiling by 8 inches is a real loss. We will tell you when the cove is the better call.

False Ceiling — frequently asked questions

How much does a false ceiling cost in Mumbai?

It depends on the design and the board. A plain peripheral cove runs lower than a full ceiling with multiple levels, and PVC costs less than gypsum but reads differently. We measure the actual ceiling area on site and quote per square foot with the board grade and channel gauge named, so you can compare quotations line by line instead of guessing what is included.

POP or gypsum — which should I choose?

For a flat ceiling surface, gypsum board on GI framing is more stable and far faster. POP comes into its own for cornices, curved profiles and mouldings, which board cannot do cleanly. Most of our projects use gypsum for the field and POP only for the decorative profile. Anyone offering POP over chicken mesh for an entire ceiling is quoting a method that cracks.

Will it reduce my room height too much?

A single-level ceiling drops 4 to 6 inches including the framing. Two levels with cove lighting needs 8 to 10. In flats with 9 ft 6 in slab height we usually recommend a peripheral drop only, keeping the centre of the room at full height.

How long does installation take?

A 2BHK takes 6 to 9 working days end to end — two for framing, two for boarding, and the rest for jointing, sanding and curing between coats. Rushing the compound coats is the single most common cause of joints showing through paint later.

Can a false ceiling be repaired, or does it all come down?

Localised damage can be cut out and re-boarded, and the repair is invisible after jointing. If the cracking is systemic — multiple joints, all along the same axis — the framing underneath is wrong and patching is a waste of money. We will tell you which one you have after the site visit.
